What closed-cell foam actually is
The name describes the cell structure. In closed-cell foam, each tiny bubble is fully enclosed and filled with a low-conductivity blowing agent rather than air. That structure is what produces the high R-value per inch, the rigidity, and the resistance to moisture movement. Cured density typically runs around two pounds per cubic foot, which is roughly four times heavier than open-cell foam.
Because the cells are closed, water vapor cannot diffuse freely through the material. At about two inches of installed thickness, closed-cell foam meets the definition of a Class II vapor retarder, which means it can serve as both the insulation and the vapor control layer in a single application — a significant simplification in Minnesota assemblies.
Where closed-cell foam belongs in a Minnesota building
Any assembly that touches the ground, touches steel, or gets cold enough to condense is a closed-cell application. That includes basement walls, crawlspace walls and rims, the rim joist band on the main floor, and the underside of steel roof panels in post-frame and metal buildings.
It is also the product of choice where space is limited. If you only have a 2x4 cavity or a shallow cathedral ceiling to work with, closed-cell foam gets you nearly twice the R-value per inch of any alternative. On new construction we frequently use a hybrid approach: a few inches of closed-cell for air and vapor control, then fill the remaining cavity with a less expensive material.

Moisture control is the real advantage
Minnesota's biggest building science problem is not cold; it is condensation. Warm indoor air carrying moisture reaches a cold surface, hits dew point, and deposits water. That is how rim joists rot, how crawlspaces grow mold, and how steel roof panels rain on your equipment in March.
Closed-cell foam solves this by both keeping the interior air away from the cold surface and by being impermeable enough that vapor cannot diffuse to it. Because it is a plastic, it also is not a food source for mold, and it does not absorb or hold water the way fiberglass or cellulose will if a leak ever occurs.
Structural and durability benefits
Closed-cell foam bonds tenaciously to wood, concrete and steel. Testing has repeatedly shown meaningful increases in the racking strength of wall assemblies sprayed with closed-cell foam, which matters in tall pole barns and in areas of high wind load.
Durability is another advantage. Foam does not settle, sag or compress. Fifty years from now the two inches you install today will still be two inches, still adhered, still performing at the same R-value. There is no maintenance and no re-insulating.
Cost, thickness and value
Closed-cell foam costs more per board foot than open-cell, but the comparison is rarely apples to apples. Because it delivers nearly twice the R-value per inch and doubles as the vapor retarder, you often need less thickness and fewer layers of material.
Typical installed thickness is two inches for rim joists and crawlspaces, two to three inches for basement walls, and three or more inches for pole barn roofs depending on how the building will be heated. Every proposal we write states the exact thickness so you know precisely what you are buying.
