Why vented crawlspaces fail in Minnesota
The theory behind crawlspace vents was that outside air would dry the space. In practice, humid summer air hits cool foundation walls and framing and condenses, which is exactly why crawlspaces get musty in July and frozen in January. Meanwhile the floor above is separated from your living space by nothing but a subfloor.
Sagging fiberglass hanging between floor joists is the classic symptom. Once it absorbs moisture it falls, and whatever is left is doing very little.
How we encapsulate
We remove failed insulation and debris, address any standing water or drainage issue first, lay and seal a heavy vapor barrier across the floor, and spray closed-cell foam on the perimeter walls and rim. The crawlspace becomes part of the conditioned envelope instead of a hole under your house.

What changes afterward
