The cold room above the garage
It is the most predictable complaint in Minnesota housing. The bonus room or bedroom over the garage is freezing in winter and unbearable in summer, no matter what the thermostat says. The reason is that its floor sits over an unheated space, and the floor cavity is typically stuffed with batts that have fallen, gapped or been compressed by wiring.
Spraying the garage ceiling with foam seals that floor system completely. Cold garage air can no longer wash through the joist bays, and the room above finally holds the temperature the rest of the house is at. This is a one-day project with an immediate, obvious result.
Heating a detached garage or shop
If you want to work on a vehicle, run a woodshop, or just keep the space above freezing, insulation has to come before the heater. An uninsulated garage bleeds heat as fast as you can produce it, and no amount of BTUs fixes an unsealed envelope.
Closed-cell foam in the walls and ceiling lets a small unit heater hold a detached garage comfortably through a Minnesota winter, and it keeps the temperature stable overnight instead of crashing.

Air quality and the attached garage
There is a health argument too. Attached garages hold vehicle exhaust, fuel, solvents and lawn chemicals, and the wall and ceiling between the garage and the house are usually full of unsealed penetrations. Air moves through them into your living space.
Sealing that shared assembly with spray foam substantially reduces the transfer of garage air into the house — a benefit homeowners with attached garages rarely think about until it is explained.
Condensation on the overhead door wall
Garages with a heat source but no insulation frequently develop condensation and frost on the interior of exterior walls and around the overhead door framing. That moisture leads to rust, mildew and eventually rot in the framing.
Closed-cell foam keeps those surfaces above dew point and blocks vapor from reaching them, which eliminates the problem rather than managing it.
What it costs and how long it takes
Garage projects are among our most affordable. A typical two- or three-stall garage ceiling is a single-day job, and full walls-and-ceiling packages for a detached garage usually run one to two days depending on size and access.
